Renting a property can be a daunting proposition, but our experienced lettings staff endeavour to make the entire process as simple and as stress free as possible, from finding your ideal property to moving into your new home.
Once you have provided us with your property search requirements, you will receive a selection of available rental properties that match your search criteria via email, SMS Text Alert and regular telephone contact. You can also keep up to date with every new property listing via email address on our website.
We will ensure that you are offered property viewings at the earliest opportunity on all of the latest properties that match your search requirements. We aim to arrange property viewings at times that are convenient for you, including evenings and weekends, and you will be accompanied by an experienced member of our lettings team to offer advice on local amenities, schools and transport links.
Once you find a suitable property and your offer has been accepted, we will require a holding deposit £250.00 and a nominal fee per tenant for referencing and administration costs. This will enable us to remove the property from the open market, subject to reference checks, which are carried out by 'Manley Properties' and credit checks via an independent credit referencing agency for each tenant and guarantor . A draft tenancy agreement will then be produced, stating the agreed rental terms. This is available to you upon request.
On the day of move-in you will be required to sign the necessary legal paperwork, including your tenancy agreement and pay in clear funds the balance of move-in monies, one calendar month's rent in advance, minus the £250.00 holding deposit, which you originally placed to secure the property, plus a six weeks dilapidations deposit. The dilapidations deposit will be registered and held with the appointed deposit protection scheme in accordance with your tenancy agreement. This deposit remains held until the end of your tenancy.
You will then be provided with sets of keys and the necessary contact details should any issues arise during your tenancy.
